When to use it

Use it to understand advertised competition across Palm Bay, then verify the listing directly before making an ownership or investment decision.

How to use it

  1. Open Analyze → MarketScope and scroll to Palm Bay market activity. Intelligence Pro / Level 3 is required.
  2. This panel covers Palm Bay vacant-land listings across all units and subdivisions. Its city-wide counts are independent of the selected ZIP, subdivision, radius or property.
  3. Compare active-listing and selected-period closed-sale counts. Median sale price uses actual closing prices from all qualifying Palm Bay closed sales in the same selected 3-, 6- or 12-month period; median active asking price describes advertised prices.
  4. Review up to 10 records per status. Choose Last 3 months, Last 6 months (default) or Last 12 months in Closed-sales window; the sale count, median sale price and records all follow that selection. active records show asking prices. Click an active property address to open the Mapbox satellite map dialog with the listing photograph when the source provides one, asking price, identifiers and a Contact REK for More Information option. Locations are approximate when geocoded and are not a survey; if the map or precise location is unavailable, the contact action still works. Click Contact REK about this listing in Buyer assistance or the contact option in the property map to open the Real Estate Kingz contact form; the property, parcel/MLS reference and available member name, email and phone are prefilled. Review or edit the details, choose your consent options, then press Send Message. Opening this form does not submit an inquiry. Listing evidence does not prove current availability.
  5. Open REK Market Intel and confirm status and asking price with the listing broker. An unavailable connection means unknown evidence, not zero inventory.
  6. Click Return to Listing Evidence to resume your MarketScope property, area selections and the same section without entering the property again.

What the result means

PBLots reads the Palm Bay-wide land-listing response from the existing PBC Market Intelligence engine. Listing imports remain in PBC Market Intel → Import Data on the source site; this connection does not create a second listing warehouse or require a new key.

Important limitation

Active asking prices do not enter closed-sale valuations, historical projections or Goal Fit Rankings. Accepted contract prices, a complete snapshot date and verified current availability are not supplied. City-wide coverage depends on loading Palm Bay-wide closed and active exports with city and property-type fields into the source. Unknown cities and property types are excluded. The preview shows up to 10 records per status; counts and median use all matching source records. One shared source supplies both sites. The Compound map/table remains scoped to Units 51–53; PBLots reads all Palm Bay units. REK is the buyer-assistance contact and is not automatically the listing brokerage for every displayed property.
