When to use it

Use it when you are evaluating a specific vacant-land property and do not want to add it to My Properties or imply that you own it.

How to use it

  1. Open Analyze → Quick Property Analyzer, or launch it from MarketScope.
  2. Enter a parcel ID, tax account, or street address. Parcel ID or tax account is usually the most exact.
  3. Choose a 1-, 2-, 5-, or 10-mile market radius.
  4. Review the official parcel context, nearby 12-month market median, sales activity, momentum and similar-size recent sale median when enough data exists.
  5. Review the 1-, 3-, 5-, and 10-year local market scenarios and the transaction map, then open the full Property Intelligence Profile when you need the complete property record.
  6. Use parcel-level due diligence for zoning, utilities, access, title and buildability before acting.

What the result means

Property Analyzer combines parcel identity with the MarketScope warehouse so a client can evaluate a specific Palm Bay property without creating an ownership relationship.

Important limitation

The output is decision support, not an appraisal, title opinion, survey, buildability determination, investment guarantee, or representation that the user owns the property.
