REK Home Value Intelligence + Comparable Sales
REK Home Value Intelligence is the residential valuation layer for improved single-family homes. It uses the existing REK Home Valuation engine and recent similar closed-home sales instead of the vacant-land valuation model.

When to use it
Use this when a Property Intelligence Profile is classified as Improved Single-Family Residential and you want home-specific value evidence, confidence, and comparable closed sales.
How to use it
- Open Analyze → Property Intelligence and search the Palm Bay home by address, parcel ID, or Brevard tax account.
- Confirm Property Type says Improved Single-Family Residential. PBLots will not run REK Lot Value or vacant-land MarketScope on the home.
- With Intelligence Pro, review the REK Home Value estimated range, preliminary estimated value, confidence score, comparable-sale count, and search window.
- Review the comparable closed sales. PBLots shows key facts such as sale price, living area, bedrooms/bathrooms when available, year built, distance, price per square foot, and the engine's adjusted value indication.
- Recorded home facts and Home Value subject facts use one parcel-matched display. County building facts received through Home Value can fill missing living area, year built, building count and pool information. Each available fact shows its source; other Home Value subject details may include historical MLS records.
- If building facts conflict, county parcel facts remain visible and the automated home-price evidence is withheld for broker review. County tax values remain separate from the comparable-sales market estimate.
- Check the condition assumption. When no verified condition is supplied, the automated bridge uses average condition so the customer can see a preliminary result without pretending interior condition was inspected.
- If the result says Broker Review Recommended, use the REK Home Value Review action before relying on the automated range for a pricing or transaction decision.
- Use LandIntel separately for parcel/site questions such as zoning, utilities, flood and mapped environmental screening. Those site facts are not substitutes for the residential comparable-sales model.
What the result means
The customer sees one Home Intelligence profile, but PBLots keeps residential valuation, official county values and LandIntel site screening separate so each number is used for the question it can actually answer.
Important limitation
REK Home Value Intelligence is an automated pricing estimate, not an appraisal or guaranteed sale price. Renovations, interior quality, deferred maintenance, permits, defects, current active competition and features not present in the source data may require broker review.
