When to use it
Use it before comparing a direct sale, listing, or hold decision, especially when gross sale price alone can make alternatives look more attractive than the likely net amount.
How to use it
- Enter the expected sale price.
- Enter brokerage/service fees, flat marketing fees, concessions, title/settlement costs, taxes, association charges, loan payoff, liens, and other seller costs that apply.
- The estimated net and deductions update automatically as inputs change.
- Use Refresh Estimated Net only as a manual fallback if you want to force a recalculation.
- Compare the net figure—not just the sale price—when evaluating disposition alternatives.
What the result means
The result is a planning estimate showing sale price, deductions, and estimated seller net.
Important limitation
Actual closing statements control. Documentary stamps, prorations, title charges, brokerage compensation, liens, taxes, and other costs can differ from planning inputs.
