When to use it

Use this when the Property Intelligence Profile shows REK LandIntel as available and you want preliminary zoning, future land use, utility and mapped-condition context for a Palm Bay parcel.

How to use it

  1. Confirm the Official Property Identity first so the screening is tied to the intended parcel.
  2. Review Jurisdiction, Zoning and Future Land Use before considering development assumptions.
  3. Review Water, Sewer, Reclaimed Water and Electric results as mapped/service context rather than a utility commitment.
  4. Review flood, wetlands, hydric-soil, scrub-jay, coastal-hazard and historic eagle indicators. A mapped intersection is a reason for additional review, not a final regulatory determination.
  5. Read every flagged condition and do not treat a lack of mapped flags as a buildability certification.
  6. Remember that legal access/easements, septic feasibility and field conditions such as gopher-tortoise presence require separate verification when material to your decision.

What the result means

PBLots receives screening evidence through a dedicated signed read-only LandIntel gateway while keeping the customer on the same Property Intelligence Profile.

Important limitation

LandIntel is preliminary public-record/GIS screening. It is not a survey, wetland delineation, protected-species survey, zoning verification letter, title opinion, engineering report, septic approval, development order, building permit, utility commitment, or representation that a parcel is buildable.

STILL NOT SURE?

Start with the property, then the decision.

Use the top navigation by intent: Properties, Analyze, Monitor, Decide, or Help. Each Knowledge Base topic explains what the feature does, when to use it, how to use it, and where its limits are.
