Connect Palm Bay area intelligence to a specific parcel, model short- and long-term scenarios, and rank submarkets against a specific ownership or investment goal.

When to use it

Use it when you want to move logically from an area question to a property question without losing the surrounding market context.

How to use it

  1. Open Analyze → MarketScope. Intelligence Pro / Level 3 is required.
  2. Optionally enter any Palm Bay address, parcel ID, or tax account in Bring a Property into MarketScope. This does not create an ownership claim.
  3. Review the parcel-specific REK valuation range and LandIntel context beside the two-mile area median. The area median is context, not an estimate of the parcel.
  4. Use Subdivision Lens or ZIP Lens from the property panel to move directly into the surrounding submarket when those official property fields are available.
  5. Choose the goal you are optimizing for, then review median price, momentum, liquidity, historical growth, scenarios and Goal Fit Ranking.
  6. Open the Full Property Profile or Property Comparison when the area analysis identifies a parcel that deserves deeper review.

What the result means

MarketScope 2.0 keeps area and parcel questions connected by combining the local closed-sale warehouse with the same Property Intelligence gateway used elsewhere in PBLots.

Important limitation

Scenario ranges and Goal Fit scores are model outputs based on historical sale patterns and volatility; they are not guaranteed future prices, appraisals, or parcel recommendations. REK valuation evidence is parcel-specific; area medians and scenarios are not. LandIntel remains preliminary screening and does not replace survey, permitting, engineering, utility or agency verification.
