Property Types: Land vs. Home Intelligence

When to use it

Use this when you want to understand why a home does not show vacant-land valuation/MarketScope results, or why a parcel says Property Type Needs Review.

How to use it

  1. Vacant Land: uses the existing land stack — official parcel facts, REK Market Intel, REK LandIntel, REK Lot Value, Property Comparison and Scenario Lab when your membership permits.
  2. Improved Single-Family Residential: uses official home/parcel facts and Home Intelligence routing. Intelligence Pro can add REK Home Value residential comparable-sales evidence plus LandIntel zoning, utilities, flood and mapped site context. Vacant-land MarketScope and REK Lot Value are intentionally not applied to the residence.
  3. Manufactured / Mobile Home: recognized as a separate property class. Full analytics are not enabled until a dedicated manufactured-home model is added.
  4. Other / Unsupported: commercial, multifamily, industrial and unusual property types can be identified without forcing them into a land or single-family model.
  5. Needs Review: if official records conflict — for example vacant wording plus meaningful improvement evidence — PBLots stops the land/home analytics instead of guessing.
  6. For improved homes, use REK Home Value Intelligence when available, REK Home Value Review for broker-led follow-up, selling/listing, Direct Purchase Review where appropriate, Strategic Property Advisory and Property Watch rather than vacant-land estimates.

What the result means

The routing layer is a safety feature. A 2,500-square-foot residence should never receive a lot-value estimate simply because it sits on a residential parcel.

Important limitation

County values and improvement records are public-record context, not an appraisal. Residential comparable-sales valuation is a separate model from the vacant-land engine and must be supported by appropriate home-market evidence.
